Clyde development marks major milestone

Stockland’s Edgebrook community in Clyde has chalked up 300 sales since the project’s first land release less than 12 months ago.
Strong buyer interest at the $208 million masterplanned community has seen more than one third of Edgebrook already sold and new land releases fast-tracked to meet demand.
Stockland Development Manager Sommer Thompson said the community’s location and natural beauty had contributed to Edgebrook’s popularity, with buyers pleased to find affordable land packages in such a well-designed community.
“We are delighted to reach our 300th sale after receiving such positive home buyer response to this exciting community,” Ms Thompson said.
“2017 marked a series of milestones here at Edgebrook, including the release of our new village of The Banks. This village comprises a wide range of lots including some of the largest to be offered at Edgebrook, with sizes ranging from 350 square metres to 714 square metres.”
Stockland’s reputation and emphasis on quality enticed local real estate agent Rav Sharma to purchase a 604-square metre block in The Banks last month.
“I think great communities should have a few key ingredients such as strategic planning and attention to small details, such as enhancing the quality of life,” Mr Sharma said.
“Edgebrook has all these ingredients because Stockland creates masterplanned, sustainable communities that have great durability.
“I think there is also a great emphasis on nature at Edgebrook and that’s what I like the most.”
Mr Sharma said planned parks, recreation facilities and access to amenities such as schools and public transport also ensured Edgebrook would be an excellent community for families.
The Banks precinct is located in an elevated pocket off Pattersons Road and features 57 lots, including 12 premium home sites overlooking either Clyde Creek or the future park area. Prices in the first land release at The Banks started from $299,000 for a 350-square metre lot.
“It is a very exciting time to buy at Edgebrook,” Ms Thompson said.
“Construction of the community’s first park is expected to start next year and be completed to coincide with the arrival of the first residents.”
Edgebrook is located about 55 kilometres from Melbourne’s CBD and less than 3km from Stockland’s award-winning masterplanned Selandra Rise project, which is now sold out.
The 65-hectare community will eventually be home to more than 2,000 residents and has been designed to blend seamlessly with the natural environment.
Homes at Edgebrook are required to meet special building guidelines that require high standards of architectural design and landscaping.
Edgebrook residents will have easy access to ovals, parks, shops, schools and sporting facilities in the area, as well as the Princes Freeway and Cranbourne Train Station.
Families will also have a choice of existing schools located within 8km of Edgebrook and there are more schools proposed for the area.
